Description:
Oversees all aspects of construction projects worth up to $5 million that are located within service zones. In collaboration with the Service Area cross-functional team, responsible for the efficient administration, representation, and delivery of all such projects supplied to KP California sites.
Essential Functions:
Together with Team Managers or their designees, decides whether to engage an internal General Contractor or an outside one using conventional parameters. determines the proper personnel for internal projects, including acceptable subcontracting. handles the resources for hiring construction employees in accordance with the rules (including trade labor and sub-contractors).
Responsible for ensuring that the project is completed according to the authorized schedule and budget. Responsible for maintaining the records of construction projects, either directly while working internally or indirectly when supervising the general contractor on external projects. manages change orders, material requisitions, and subcontracts. Whenever needed, offers facility content knowledge. When requested, makes sure regulations and procedures are followed and oversees the Superintendent, who manages projects.
• Contributes to the creation of accurate and timely budgets, cost estimates, and pre-construction services with the help of the construction engineer and/or project managers. When acting as an internal general contractor, manages safety programs to guarantee compliance with all regulatory requirements and organizational standards.
• When requested, offers subject matter knowledge to outside general contractors or on backfill tasks for projects costing more than $5 million.
Basic Qualifications:
Experience
• Minimum seven (7) years of experience in the general construction industry and construction management.
• Minimum three (3) years of experience in managing construction activities for healthcare facilities or similar technical environments.
Education
• High School Diploma or General Education Development (GED) required.
License, Certification, Registration
• N/A.
Additional Requirements:
• Management experience managing a geographically diverse team.
• Ability to travel 15% of the time.
• Significant knowledge of federal, state, and local regulations and building codes.
• Knowledge of principles of architecture, engineering, and construction.
• Proficiency with construction scheduling software.
• Working knowledge of construction cost accounting principles.
• Familiarity with OSHPD and JCAHO requirements.
• Excellent communication, conflict resolution, and negotiation skills.
• Must be able to work in a Labor/Management Partnership environment.
Preferred Qualifications:
• Bachelor's degree in construction management, engineering or related field preferred, OR associate's degree and two (2) years of experience in a directly related field.
• State of California General Contractors License preferred.
